The engineering firm that carried out the landmark demolition of Noida's Supertech Twin Towers has been entrusted with another high-profile project—bringing down a newly built residential tower in Bengaluru that developed a dangerous tilt just months after receiving its Occupancy Certificate (OC).
Edifice Engineering, which executed India's tallest controlled building demolition in 2022, has been appointed to safely demolish the affected 18-storey tower at the SNN Raj Etternia residential project in Bengaluru. The developer has voluntarily decided to rebuild the structure instead of attempting repairs after experts determined that demolition was the safest option.
Demolition and rebuilding to cost ₹20 crore
According to the developer, the combined cost of demolishing the tilted tower and reconstructing it is estimated at around ₹20 crore. The process is expected to begin after all necessary regulatory approvals and technical assessments are completed.
Edifice Engineering is currently preparing a detailed demolition strategy that prioritises the safety of nearby buildings and residents. The company is known for using advanced engineering techniques to safely dismantle complex structures in densely populated urban areas.
Homebuyers to receive compensation
The builder has assured residents that affected homebuyers will not be left to bear the financial burden. Buyers whose apartments are located in the tilted tower will receive compensation during the reconstruction period, while the tower itself will be rebuilt for them.

The decision to voluntarily demolish and reconstruct the building is being viewed as an unusual move in India's real estate sector, where structural defects are more commonly addressed through repairs or lengthy legal disputes.
Echoes of the Noida Twin Towers
Edifice Engineering came into the national spotlight after successfully carrying out the controlled implosion of the illegal Supertech Twin Towers in Noida in August 2022. That demolition followed a Supreme Court order after the towers were found to have violated building regulations.
The Bengaluru project, however, differs significantly from the Noida case. While the Supertech towers were demolished because of legal and planning violations, the SNN Raj Etternia tower is being razed due to structural safety concerns after developing a noticeable tilt.
Authorities are now working with engineers to ensure the demolition is carried out safely, with minimal disruption to surrounding residents, before reconstruction of the tower begins.
